By accessing this website, submitting an inquiry, requesting property information, or using our services, you agree to these Terms to the extent permitted by applicable law.

If you enter into a separate written agreement with North Coast Elite Realty for specific services, the terms of that agreement will govern those services where they differ from these website Terms.

1. About North Coast Elite Realty

North Coast Elite Realty provides real estate information, buyer assistance, property marketing, pre-construction property information, vacation rental management, and related services in the Dominican Republic.

Our website may feature properties, developments, projects, investment opportunities, vacation rental services, and information supplied by developers, builders, property owners, representatives, and other third parties.

Unless expressly stated in writing, displaying or marketing a property does not mean that North Coast Elite Realty owns, develops, constructs, finances, or guarantees that property or development.

We make reasonable efforts to provide useful and current information. However, real estate information can change quickly.

Information displayed on this website is provided for general informational and marketing purposes and may be subject to change.

North Coast Elite Realty does not guarantee a developer's construction schedule, completion date, final specifications, or performance unless North Coast Elite Realty has expressly assumed such an obligation in a signed written agreement.

The buyer's executed purchase or reservation agreement with the applicable developer, owner, or seller should be reviewed carefully because it governs the actual transaction.

5. Developer, Builder and Seller Information

Certain information available through North Coast Elite Realty may be provided directly by developers, builders, property owners, sellers, or their representatives.

We may rely on such information when presenting a property or responding to an inquiry.

While we may take reasonable steps to present information accurately, North Coast Elite Realty is not responsible for inaccuracies, omissions, changes, delays, or representations originating from independent third parties except to the extent responsibility cannot legally be excluded.

Buyers should independently verify material information before completing a transaction.

6. Renderings, Photographs and Marketing Materials

Images displayed on our website may include:

• Architectural renderings

• Developer-provided images

• Conceptual images

• Staged photographs

• Illustrative marketing materials

Renderings and conceptual images are intended to illustrate a proposed design or concept and should not be interpreted as a guarantee of the final completed property.

7. Reservations and Deposits

Reservation amounts, deposits, payment schedules, and purchasing requirements vary by property and developer.

A payment associated with a property reservation is governed by the reservation agreement, purchase agreement, developer terms, seller terms, or other transaction documents applicable to that specific property.

Before making a payment, buyers should review:

• Who will receive the payment

• The purpose of the payment

• Whether the payment is refundable

• Applicable cancellation conditions

• Payment deadlines

• Currency requirements

• The applicable written agreement

North Coast Elite Realty does not independently guarantee the refund of money paid directly to a developer, property owner, seller, attorney, financial institution, payment processor, or other third party.

8. Property Purchases

Submitting an inquiry, requesting information, scheduling a consultation, or communicating with North Coast Elite Realty does not constitute a purchase agreement or guarantee that a property will remain available.

A property transaction becomes binding according to the applicable agreements executed by the relevant parties.

Buyers are responsible for reviewing and understanding all documents before signing or transferring funds.

9. Independent Legal and Financial Advice

Real estate transactions may involve significant legal, financial, tax, immigration, estate-planning, and investment considerations.

North Coast Elite Realty does not provide legal, tax, accounting, immigration, or regulated financial advice unless explicitly provided by a properly qualified professional acting in that professional capacity.

Buyers and investors are encouraged to obtain independent legal and financial advice appropriate to their circumstances before purchasing property or making a significant investment.

10. Title, Ownership and Due Diligence

Buyers should conduct appropriate due diligence before completing a real estate transaction.

Depending on the transaction, this may include verification of:

• Taxes

• Condominium obligations

• Construction documentation

Each buyer or investor is responsible for evaluating whether a property is suitable for their objectives and financial circumstances.

12. Vacation Rental Management Services

North Coast Elite Realty may provide vacation rental management, online management, property marketing, pricing strategy, listing management, channel management, and related services.

The exact scope of management services may vary by client and should be established in a separate service or management agreement.

Services may include assistance with:

• Booking channels

• Pricing strategy

Nothing on this website creates a specific property-management obligation unless that service has been agreed upon between North Coast Elite Realty and the property owner.

• Platform algorithms

• Government regulations

14. Third-Party Booking Platforms

Vacation rental services may involve independent platforms and service providers.

These platforms establish their own:

• Fees

• Commissions

• Cancellation policies

• Refund policies

• Ranking systems

• Guest policies

• Payment schedules

• Terms of service

• Account requirements

North Coast Elite Realty does not control the policies, systems, algorithms, outages, account decisions, suspensions, or operational decisions of independent booking platforms.

Clients remain subject to the terms of any third-party platform they use.

15. Property Management Fees and Service Payments

Fees for property management, marketing, setup, onboarding, advertising, listing optimization, or other services will be established through the applicable proposal, invoice, service agreement, or management agreement.

Unless otherwise stated in writing, payment for one service does not automatically include additional services.

Services requested outside an agreed scope may require additional fees.

Specific cancellation and refund rules for North Coast Elite Realty services are governed by our Cancellation & Refund Policy and any applicable signed service agreement.

16. Third-Party Professionals and Referrals

North Coast Elite Realty may introduce or refer clients to attorneys, notaries, lenders, contractors, inspectors, developers, property managers, photographers, maintenance providers, or other professionals.

Unless expressly stated otherwise, these providers are independent third parties.

A referral does not constitute a guarantee of that provider's services, pricing, availability, licensing, performance, or results.

Clients are responsible for determining whether a third-party provider is appropriate for their needs.

17. Third-Party Websites and Services

Our website may contain links to external websites, booking platforms, social media services, payment providers, developer websites, or other third-party resources.

North Coast Elite Realty does not control independent third-party websites and is not responsible for their content, availability, security, privacy practices, terms, or operations.

Use of a third-party website or platform is subject to that provider's own terms.

Unless otherwise indicated, website content created and owned by North Coast Elite Realty, including original text, branding, graphics, page designs, and marketing materials, is protected by applicable intellectual property laws.

Third-party property photographs, developer renderings, logos, plans, and marketing materials remain the property of their respective owners or licensors.

22. Indemnification

These Terms and the use of this website are intended to be governed by the laws applicable in the Dominican Republic, subject to any mandatory rights or jurisdictional protections that may apply to a particular user.

Any dispute concerning a specific property transaction may also be governed by the contracts executed for that transaction.

27. Entire Website Terms

These Terms, together with our Privacy Policy and Cancellation & Refund Policy, constitute the general terms governing use of this website.

A separate reservation agreement, purchase agreement, property management agreement, marketing agreement, developer contract, or other signed agreement may contain additional terms.

Where a signed agreement governs a specific transaction or paid service, that agreement will control to the extent of any conflict with these general website Terms, subject to applicable law.
